Because when you’re managing someone’s investment property, relying on memory, a handful of photographs or someone’s interpretation of what a room looked like isn’t good enough.

The Entry Condition Report Is One of the Most Important Documents in a Tenancy
When a tenant moves into a property, the Entry Condition Report establishes the condition of the home at the beginning of the tenancy.
That becomes extremely important when the tenant eventually moves out.
Queensland’s Residential Tenancies Authority recommends properly completing entry condition reports and including photographs or video because this can help avoid problems later, particularly during the bond refund process.
At the end of the tenancy, the Exit Condition Report is compared with the original entry report to determine whether the property has been returned in the appropriate condition, allowing for fair wear and tear.
That’s why we believe the quality of the original evidence matters.
A Few Photos Don’t Always Tell the Full Story
Traditional property inspections often involve taking individual photographs of different parts of a room.There’s nothing wrong with photographs.
We take them too.But there can be limitations.
Perhaps one side of the room wasn’t photographed.
Perhaps the carpet in the corner isn’t visible.
Perhaps nobody can clearly see the condition of a particular wall.
Then, two years later, somebody asks:
“Was that mark already there?”
Or:
“Was that damage caused during this tenancy?”
That’s exactly the type of situation where clear evidence becomes incredibly valuable.
That’s Why We Use a 360° Camera
Our 360° camera allows us to capture a much more comprehensive view of each area of the property.
Instead of simply looking in the direction the photographer happened to point the camera, we have a visual record that can capture the surrounding room.
That means we can go back and examine the property in much greater detail if a question arises later.
Think about a bedroom.
A traditional inspection might contain three or four photographs.
A 360° inspection provides a far more complete record of what was present at that point in time.
For us, that’s simply better property management.
It Helps Protect the Owner
As a property owner, you want to know that the condition of your investment has been properly recorded.
If genuine tenant damage occurs during a tenancy, having detailed evidence of the property’s original condition can be extremely important.
It means we’re not relying solely on someone’s memory of how something looked one, two or three years earlier.
We can refer back to our records.
That gives owners greater confidence that their property has been properly documented from the beginning.
It Also Protects the Tenant
Good technology shouldn’t only protect the property owner.
It should protect everyone involved.
Imagine a tenant is accused of causing damage that was actually already there before they moved into the property.
A detailed entry inspection can help establish that.
That’s fair.
Our goal isn’t to find reasons to take money from someone’s bond.
Our goal is to establish what the property actually looked like before and after the tenancy.
If the evidence shows something was pre-existing, there should be a record of it.
If the evidence shows something occurred during the tenancy, there should also be a record of that.
The RTA confirms that condition reports, photographs and videos may be used as evidence if a tenancy dispute progresses to QCAT.
Better Evidence Can Mean Fewer Arguments
Many tenancy disputes come down to two different recollections of what happened.
The owner remembers one thing.
The tenant remembers something different.
The property manager may have changed during the tenancy.
And suddenly everyone is trying to reconstruct what happened years earlier.
That’s exactly what good record keeping is designed to avoid.
Instead of saying:
“We think it was like this.”
We want to be able to say:
“Let’s go back and look at the inspection record.”
That’s a very different conversation.
Technology Doesn’t Replace Communication
This is something we feel strongly about at Blue Wave Property.
Technology is a tool.
It doesn’t replace a good property manager.
You can have the best software, cameras and systems in the world, but if nobody communicates with the owner or tenant, you’re still going to have problems.
That’s why we combine technology with communication.
If there’s a maintenance issue, we want the tenant to report it.
We want our property management team to follow it up.
We want the owner to understand what’s happening.
And if there is a disagreement, we want everyone talking about the facts rather than making assumptions.
The Queensland RTA similarly recommends proactive, respectful and timely communication, including sharing relevant information, evidence and photographs and confirming agreements in writing.
Modern Property Management Should Be Transparent
One of the biggest advantages technology has given property owners is visibility.
Owners shouldn’t have to wonder:
What’s happening with my property?
What does it actually look like?
Was that damage already there?
Did the property manager inspect that area?
